Land Registry — Monitored Proceedings

What it is: The Land Registry — monitored proceedings application tracks the status of Czech land registry proceedings — registrations (vklad), record entries (záznam), and caveats (plomba) — with automatic change detection. Enter the proceeding numbers you care about and the application follows each one through its whole lifecycle: from opening the proceeding through the caveat to the registration being executed and the proceeding closed. It notifies you of changes in the app or by email.

1. Install the add-on

The application comes to CODEXIS AI Agent with the Katastr nemovitostí ČR (Czech Land Registry) add-on:

1. Open Add-ons in the left-hand menu.
2. In the ATLAS GROUP add-ons section, find the Katastr nemovitostí ČR card (or use the Search add-ons… box).
3. Click Install.

2. Open the application

Once the add-on is installed, go to Tools → Applications in the left-hand menu. In the Katastr nemovitostí ČR section, click the Katastr — sledovaná řízení card.

3. Set up the ČÚZK API key

The application reads data directly from the land registry, so it needs your ČÚZK API key. Until it is set, you'll see the welcome screen saying the ČÚZK API key is not configured — without the key you cannot add or monitor any proceedings.

You obtain the key on the ČÚZK website — the Where do I get an API key? link takes you there:

1. The Registration for ČÚZK services (KN) page opens. Sign in — most easily via Identita občana (the Czech national identity gateway), or with a Remote Access account if you have one.

2. In the Available services overview, choose API dat katastru nemovitostí (Land registry data API) and generate your API key.

3. Return to the application and click Set key (or the gear icon ⚙️ in the top-right corner). In Land registry settings, paste the key into the Insert API key field in the Land registry connection section and confirm with Save. The status changes from "Not connected to ČÚZK" to connected.

4. Add proceedings to monitor

Once the application is connected, enter the proceeding numbers you want to watch and the application starts monitoring them automatically. A proceeding number consists of the proceeding type (V = registration, Z = record entry), the number, the year, and the cadastral office code — e.g. V-12345/2026-101. You'll find it on the notice from the land registry, or you can look it up in the proceeding search on nahlizenidokn.cuzk.gov.cz (entered the same way: type, number, year, and office).

For each proceeding you can then see:

• Proceeding progress — a timeline of the individual steps with dates: proceeding opened, caveat placed, caveat marking information, decision permitting the registration, registration executed, notice of execution, proceeding closed.
• Change history — what the watchdog recorded and when.
• Proceeding status — In progress / Closed, payment information, and the date of receipt; the Unconfirmed filter in the left-hand panel shows only proceedings with new, not-yet-confirmed changes.

5. Set up notifications

In the same Land registry settings dialog (gear icon ⚙️), choose how the application alerts you to changes:

• Email on change — a summary of changes arrives by email.
• Notification center alerts — alerts appear directly in CODEXIS AI Agent.

💡 In practice: Ideal after filing a registration application — no more repeatedly checking the land registry yourself. The application watches the caveat, the decision, and the execution of the registration for you, and you learn about every step from a notification or email.
